Your building’s remodeling rules, published in the open.

Approval steps, working hours, flooring specs and elevator logistics for buildings across Naples, Marco Island and Bonita Springs — compiled from projects we’ve actually built there.

    SHORT ANSWER

Nearly every Naples, Marco Island and Bonita high-rise requires a written approval package — insurance, contractor license, scope drawings, flooring sound spec and a work-hours plan — before demolition. Typical board turnaround: 2–6 weeks.

    WHY THIS EXISTS

Board rules decide your timeline more than your tile does.

Most delays in SWFL condos are approval delays. We publish the requirements so you can plan before you hire anyone — including us.

    01

The approval package, item by item.

    1

Contractor license & insurance on file

Florida license plus general liability and workers' comp certificates naming the association as additional insured.

    2

    Architectural scope package

Drawings for any wall, plumbing or electrical change — sealed where the board requires it.

    3

    Flooring sound certificate

IIC 60+ underlayment specification with manufacturer documentation for all hard surfaces.

    4

    Elevator & access plan

Service elevator reserved per phase, padded protection, delivery windows agreed with management.

    5

    Work-hours & quiet plan

8 AM–4 PM weekdays, no weekend work in season, noise-heavy tasks scheduled early.

    6

    Protection & cleanup plan

Corridor and lobby protection, daily debris removal, dedicated chute or cart route.

    7

Collier / Lee County permit set

Filed by us in parallel with board review so construction never waits on paperwork.

We file this package for you — approval prep is part of the Plan phase, not homework we hand back.

    Questions boards get asked

Can I start demolition while the board reviews?+

No. Nearly every association requires written approval before any demolition, and starting early is the fastest way to get a stop-work notice. We build the review window into your schedule instead of gambling on it.

Are hardwood floors allowed in SWFL condos?+

Engineered or hard flooring is generally allowed with an IIC 60+ underlayment and a sound certificate on file. Solid nail-down assemblies are usually rejected. Requirements vary by tower — we confirm with your association before filing.

Can work continue while I am away for the season?+

Yes — this is the most common scenario. We schedule around season rules, send weekly photo updates, and coordinate access with management or your estate manager.

Do you handle the county permit too?+

Yes — Collier or Lee County permit sets are prepared and filed by us in parallel with board review, including every inspection through final sign-off.

RULES CHANGE — ALWAYS CONFIRMED WITH YOUR ASSOCIATION BEFORE FILING.
