Six phases. Everything in writing.

    SHORT ANSWER

From free session to walkthrough: kitchens usually run 12–16 weeks, full condos 20–26, including approvals and permits. Design, board review and permitting run in parallel — and your completion walkthrough is a dated line in the signed schedule.

    The process, phase by phase.

You get: an approved concept board and a locked selections list.

    02

The five guarantees, signed before demolition.

    G-01

    The number, before the contract

Your written planning range is delivered at the free session — you decide with the number in hand, not after a deposit.

    G-02

The walkthrough date, in the schedule

Your completion walkthrough is a dated line in the signed schedule — planned around your season, not ours.

    G-03

    No surprise change orders

Scope changes are priced and signed before the work happens. If we missed it in planning, that's on us.

    G-04

    A clean, discreet site

Daily protection and cleanup, quiet-hours plans, crews your neighbors won't mind — written into the site plan.

    G-05

    Warranty in writing

Punch list to zero at walkthrough, warranty handed over with your documents — not a handshake.

PENDING FINAL LEGAL/OPERATIONS APPROVAL BEFORE THESE APPEAR IN CONTRACT DOCUMENTS

    03

Away for the season? Built for that.

    • Design sessions over video, with your property manager or estate manager on site.
    • Board packages and county permits prepared and filed by us — never handed back to you.
    • A photo log and plain-English update every Friday, on your phone.
    • Decisions as A-or-B options with photos: approve by text, same day, and the schedule holds.

    RULE 01

    Concept before demolition

No wall comes down before you've approved what replaces it — on paper.

    RULE 02

    Everything in writing

Scope, schedule, planning range and warranty — documents, not promises.

    RULE 03

    One number to call

Designers, builders and permit runners under one roof, one accountability.

    Questions about the process

How long does the whole process take?+

From free session to walkthrough: kitchens usually 12–16 weeks, full condos 20–26 including approvals and permits. Board review and permitting run in parallel with design, never after it.

When do I find out what it costs?+

At the free design session, in writing. You get a planning range specific to your property before any contract — and detailed pricing once the scope is locked in the Plan phase.

Who is actually on my project?+

One team: the designers who drew it, the builders who execute it, and a single project lead as your point of contact. No subcontracted project management.

What if I want to change something mid-build?+

Changes are priced and signed before the work happens. You'll never receive an invoice for a decision you didn't approve in writing.

Do you handle HOA approvals and permits?+

Yes, both, in-house during the Plan phase — including the sound certificates, insurance documents and elevator reservations most boards require.
